Issuance of Building Permits
The issuance of a building permit is the first and most critical step in the execution of any construction project. Whether it involves erecting a new building, demolition, change of use, or legalization of an existing structure, following the correct and legal process ensures project safety, smooth progress, and the avoidance of future fines or delays.
At our technical office, we handle the complete preparation, submission, and processing of applications for all categories of building permits through the e-Permits electronic system, offering our clients reliability, speed, and full compliance with the current urban planning and legal framework.
Building Construction Permit
It concerns new constructions such as residences, shops, industrial buildings, or extensions of existing structures. The process includes:
– Collection of documentation (property titles, contracts, topographic surveys, etc.)
– Preparation of architectural, structural, and electromechanical studies
– Submission of the application file through e-Permits
Legalization
When constructions have been carried out without a permit or with unauthorized modifications, the issuance of a legalization permit may be required. In many cases, this is done simultaneously with regularization under the unauthorized constructions laws, provided the conditions for inclusion in the file are met.
Permit Revision or Update
If the project design changes or new requirements arise during implementation, an application is submitted for:
– Revision: for significant changes (structural, building terms, additions)
– Update: for minor modifications (e.g., change of supervisor, roof alteration)
Change of Use
It concerns cases where a space assumes a different function (e.g., from storage to residence or from residence to shop). The process requires a compliance study regarding land use, fire safety, accessibility, and energy performance.
Demolition Permit
Required for the demolition of existing structures, regardless of size. It includes structural assessment, technical report, building documentation, and, where necessary, a risk study or notification to the Ministry of Culture.
