Issuance of Building Electronic Identity

The Building Electronic Identity (B.E.I.) is a mandatory digital registry that records the complete technical, legal, and urban planning identity of a property. It is an essential document for transfers, sales, issuance of building permits, inclusion in financing programs, or legalization of unauthorized constructions.

We handle the collection of all necessary documents, conduct on-site inspections, and electronically submit the Building Electronic Identity through the TEE information system, in accordance with the requirements of Law 4495/2017 and related circulars.

Electronic Property File

We create a complete electronic file for the property, which includes all necessary documents and plans: building permit, floor plans, topographic survey, EPC, unauthorized construction declarations (if any), and other relevant documentation. The file is submitted exclusively through the TEE electronic platform.

Legality Check and Building History

We verify the compliance of the existing building with the approved permit and urban planning regulations. If there is an unauthorized construction or deviation from the permit, we inform the owner of the necessary actions to ensure the validity of the Building Electronic Identity.

Required for Transfer or Sale

The Building Electronic Identity is mandatory for drafting any sale, parental provision, or donation contract. Without it, the property cannot be transferred. Upon submission, a Certificate of Completeness is issued, valid for two months, and submitted to the notary.
