Engineer’s Certificates

The Engineer’s Certificate is an essential document for any notarial act concerning a property, such as transfer, donation, or parental provision. The responsible engineer officially declares, through the information system of the Technical Chamber of Greece (TEE), that there are no unauthorized constructions or uses on the property, or that they have been fully legalized.

The certificate is valid for two months from its issuance and must accompany any contract involving a property right (e.g., full ownership, usufruct, bare ownership).

For Property Transfers

We issue the Engineer’s Certificate required by law for any property transfer (sale, donation, parental provision). The certificate verifies that no unauthorized constructions exist or that they have been fully legalized in accordance with the current urban planning legislation (Law 4495/2017).

Legality of Buildings / Constructions

Before issuing the certificate, the legality of the building or construction is verified through the study of available plans, permits, and any declarations of unauthorized works. In case of urban planning deviations, the owner is promptly informed, and the necessary actions are recommended.

On-Site Inspection and Document Verification

The engineer conducts an on-site inspection of the property and verifies all relevant documents (building permit, floor plans, unauthorized construction declarations, legalizations, Electronic Building Identity). Accurate documentation is critical for the validity of the certificate.
